Lock Policy
The interest rate market is dynamic, and subject to
movements without advance notices. Locking a rate protects you from the
time that your lock is confirmed to the day that your lock period expires.
Please note that UriBank.com is not responsible for any rates that may
change prior to our written confirmation.
Lock-In
Defined
A lock
is an agreement between the borrower and the lender and includes the
content that the lender will guarantee loans interest rate and points for
many days. Should interest rates rise and you have met all of your
conditions, UriBank.com is obligated to honor the rate that we have
advertised and locked on your behalf. Should interest rates decrease, the
borrower have to still honor the lock.
When Can I
lock?
When you
request rate lock, we will notify you when you are able to request the
lock via email after we have reviewed your documentation and credit
information Please note that the hours that we are able to execute your
lock are between 11:00 am and 3:45 pm Pacific Time Monday through Friday.
During hours other than those shown above, we will do our best to secure a
comparable rate for you.
Are there any fees to
lock?
There are
not any fees to lock in your loan. If you currently have a loan in process
and you have received notification from UriBank.com to lock, we will
secure your rate with no upfront fees.
Lock Period
We currently
quote 30, 45, and 60 day lock-in periods on our site. This means that your
loan must fund within this number of days from the day that your lock is
accepted by our lending partner.
Lock Confirmation
Until UriBank.com confirms in writing
that your rate lock has been accepted by our lender, your loan is not
locked in. When you request a lock, UriBank.com contacts our lending
partner and secures the lock on your behalf. we will verify within 48
hours of your lock request submission.
Lock
Changes
While we would like to renegotiate locks on your
behalf, our lenders are not able to do so. For this reason we recommend
that you carefully consider the timing of your lock. We suggest that if
you are not certain as to your willingness to close on a rate, that you
watch the market for several days prior to requesting your
lock.
